How It Works
The process starts with you requesting an offer. We will follow up with a few questions and generate an offer for your review. We then send the contract to you via the method of your choosing. Most sellers have the contracts sent via email and execute using electronic sigantures. Once under contract, if we have not done so already, we will schedule a quick inspection. We also order a title search to ensure you have clear title to the property. The next step is closing. It’s really pretty simple & straightforward.

Common Questions
when will closing be ?
Closings are typically set approximately 30 days from the date the contract is executed. One of the primary benefits of working with our buyers is the flexibility they offer. If you need to close in a week we can do that. If you need a few months to prepare, we can do that to. We customize the closing date to meet your needs.
Do I need to be present for closing ?
No, we can do what is commonly referred to as a mail away closing. The settlement agent can send the documents to you electronically and then set up a mobile notary to meet with you where ever you may be. If you are in a foreign country there are some additional considerations but it can usually still be accommodated.
How do i get my sales proceeds?
We suggest providing the settlement agent with wiring instructions so your funds can be sent electronically however you may also request a check be mailed.
Do i need an attorney or real estate agent to represent me ?
Most sellers we work with do not use an attorney to represent them. We’ll never advise against but it’s usually an unnecessary expense. Same can be said for a realtor. The primary function of a listing agent is to procure a buyer…which you already have with us. End of the day, its whatever makes you most comfortavle.
do i need to pay any commissions ?
Our buyers pay our fees unless its a listed transaction. If you opt to hire a realtor, you will be resposnible for their fees.
what happens to my tenants ?
The buyer will usually assume the lease provided it is a market rate. If the lease is assumed, the only thing that changes for your tenant is where they send the check. Often times they will benefit from having onsite management to further assist them with their needs.
what are the contingencies ?
Since the buyer is using cash there are no financing contingencies. Our buyers have very limited inspections that sometimes can even happen before going to contract. The primary contingency is making sure you have clear title to the property.
